I bought before I understood the paperwork and it cost me eight months
In 2021 I bought a small flat in Paphos. I am from here, I speak the language, and I still got the sequence wrong.
I signed the contract of sale first and only afterwards went to check the title. The building had a common-area issue left by the developer that was never resolved, which meant my separate title could not be issued. Nobody hid it from me. I simply did not ask the question in the right order.
Eight months of lawyers. The seller was not a bad man, he did not know either. It ended fine and I do not think about it much now, except when somebody tells me they are buying abroad and the first thing they mention is how cheap it was.
Price is the last thing that goes wrong. Ask what the title status is, ask it in writing, and ask before you sign.
My neighbour has started parking across the entrance again and I have run out of polite ways to mention it.
Adding what I actually do now when I compare. I keep a list on https://cyprus-real.estate/ and write next to each one whether the title is separate or shared, because after 2021 that is the column I read first.
